Property guide, not live inventory: NJTGO does not present sample homes as current real-estate listings. Asking prices, availability, assessments, taxes, HOA fees, zoning, flood designations and property conditions change continually. Verify every parcel-specific fact through current records and qualified professionals.
Phillipsburg mailing address does not determine the municipality: Many Lopatcong properties use Phillipsburg, NJ 08865 as their postal address. Confirm that a property is actually in Lopatcong Township before relying on tax, school, zoning, sewer or municipal-service information. Some Lopatcong properties may also use a Stewartsville mailing address.

Housing variety is a defining feature: Lopatcong's planning documents identify traditional single-family residential districts as well as townhouse, condominium, apartment and affordable-housing districts. Buyers should compare ownership structure, taxes, association costs, utility arrangements and municipal jurisdiction rather than treating all “Phillipsburg 08865” housing as one market.

Homes & Property Types

Newer Detached HomesLater residential subdivisions add larger modern homes, garages and planned-neighborhood layouts to the township's housing mix.

Age-Restricted HousingThe township's housing stock includes senior and age-restricted multifamily housing. Confirm current age, income and occupancy requirements directly with each property.

Residential Communities & Neighborhood Character

Named communities are useful reference points, but they do not replace municipal zoning, tax or deed research.

Overlook at Lopatcong

Large townhouse and condominium community with attached homes, private common areas and association-managed amenities. Current real-estate activity continues to identify Overlook as a distinct Lopatcong housing community.

Warren Heights

Established multifamily area identified in township planning documents as including apartment and townhouse housing.

Sycamore Landing at Lopatcong

Current apartment community at 1000 Birch Lane offering multifamily rental housing, including affordable-housing units subject to separate eligibility procedures.

Older Residential Streets

Neighborhoods closer to the Phillipsburg border contain many of Lopatcong's older detached homes, often on smaller suburban lots with established streets and mature landscaping.

Stonehenge / School Area

The central and eastern township includes newer residential development around Stonehenge Drive and the middle-school area, with good access to Route 57.

Marble Hill & Hillside Areas

Higher-elevation and sloped portions of the township can offer views and larger parcels but may require more attention to grading, drainage, retaining walls, driveway slope and stormwater.

Townhomes, Condominiums & HOA Due Diligence

Association-managed housing can reduce exterior-maintenance responsibility, but the monthly fee is only one part of the financial picture.

Review the Association
  • Current monthly or quarterly fee.
  • What the fee actually covers.
  • Reserve funding and recent reserve studies.
  • Pending or recent special assessments.
  • Insurance responsibilities and deductibles.
Review the Rules
  • Rental restrictions.
  • Pet rules.
  • Parking and commercial-vehicle rules.
  • Exterior alteration requirements.
  • Pool, clubhouse and amenity access.
Review the Unit
  • Confirm ownership of roof, siding and exterior components.
  • Inspect decks, balconies and retaining walls where applicable.
  • Review water intrusion and drainage history.
  • Confirm utility metering and responsibility.
  • Ask lenders about condominium-project approval requirements.

Zoning, Planning & Property Improvements

Lopatcong uses multiple single-family, multifamily, affordable-housing, retail, commercial and industrial zoning districts. The zoning permit application requires the property's block, lot, zone, acreage, proposed use and supporting site information.

Zoning Permit

New construction, additions, accessory structures, changes in use and many property improvements should be reviewed with the township Zoning Officer before work begins.

Planning Board

The Planning Board handles applicable subdivisions, site plans and other development matters. Current meetings are generally scheduled for the fourth Wednesday of the month at 7 p.m., except where otherwise noticed.

Zoning Board of Adjustment

Variance applications and certain zoning matters are reviewed by the Zoning Board. The township publishes a current 2026 meeting calendar.

Do Not Assume Buildability

A vacant or oversized parcel should not be valued solely on acreage. Confirm zoning, frontage, utilities, stormwater, slopes, floodplain and subdivision potential before relying on future-development assumptions.

Water, Sewer & Property Utilities

Public utilities are common in developed Lopatcong, but service must still be confirmed for the exact parcel.

Public Water

Aqua New Jersey is the public water utility serving Lopatcong. Township housing and planning records indicate that public water serves most developed parcels, while some properties remain dependent on private wells.

Municipal Sewer Utility

Lopatcong operates a dedicated sewer utility and provides online sewer account services. Sewer service is available within designated service areas rather than being assumed for every parcel.

Wastewater Treatment

Lopatcong wastewater is treated through the Phillipsburg sewage-treatment system under intermunicipal agreements. Capacity and sewer-service-area rules can matter for larger development proposals.

Private Systems

If a property is not served by public water or sewer, investigate private well and onsite wastewater records, testing and replacement feasibility before purchase.

Closing tip: Confirm whether water and sewer are individually metered, association-managed or billed directly to the owner, especially for townhomes, condominiums and multifamily property.

Floodplain, Lopatcong Creek & Drainage

Lopatcong adopted updated floodplain-management regulations in 2022 and publishes a township-wide FEMA flood map and floodplain development permit resources.

FEMA Flood Zones

Check the current FEMA National Flood Hazard Layer for the exact structure and parcel. A postal address or nearby road is not enough to determine flood status.

Lopatcong Creek

Properties near Lopatcong Creek and its tributaries deserve additional review for floodplain, drainage, erosion and stormwater conditions.

Hillside Drainage

Sloped neighborhoods can have different concerns, including retaining walls, driveway grade, runoff and water movement around foundations.

Floodplain Improvements

Structures or property improvements in mapped floodplain or flood-hazard areas may require township floodplain review and permits in addition to ordinary construction approvals.

Property Taxes, Assessments & Sewer Accounts

Use the township's current tax system and municipal offices to verify the exact property rather than relying only on a real-estate portal.

Tax AssessorJennifer Carabelli
908-859-3355 ext. 226

The assessor handles property assessments and assessment-related questions. Lopatcong's 2026 assessment list was made available for public inspection in January 2026.

Tax & Sewer CollectorJennifer Patricia
908-859-3355 ext. 230

Use the collector's office for current tax and sewer account information, payment status and municipal billing questions.

Added Assessments

The township notes that completed improvements can generate an added assessment after a Certificate of Occupancy, creating additional tax bills before the improvement is folded into the regular annual bill.

Verify Current Bills

Before closing, confirm current taxes, added assessments, sewer charges, liens and any association balance directly through the appropriate municipal and association sources.

Schools & Property Search

Lopatcong operates a local PreK–8 school district. High-school students attend Phillipsburg High School through the sending-district relationship.

School verification matters: Because postal addresses cross municipal boundaries, confirm the actual municipality and enrollment eligibility with the district before relying on a listing's school labels.

Finding the Right Real-Estate Professional

A useful Lopatcong agent should understand more than sale prices — municipal boundaries, condominium documents, zoning and utility distinctions can materially affect a transaction.

Municipal-Boundary KnowledgeAsk whether the agent routinely distinguishes Lopatcong from Phillipsburg, Greenwich and nearby communities that share postal or market labels.
Condo & HOA ExperienceFor attached housing, look for experience with resale packages, association budgets, special assessments, project approvals and financing requirements.
Property Due DiligenceFor hillside, stream-adjacent or redevelopment-area property, use appropriate attorneys, inspectors, surveyors and engineers when conditions warrant.
